  • Missing gutters or downspouts: A tremendous amount of rainwater can be deposited at the foundation of the structure, thus creating a problem with water gushing into your basement or finished lower level when there are no downspouts or gutters. Properly installed gutters and downspouts divert this water away from the foundation so that this problem can be eliminated.
  • Window wells that are improperly designed: Window wells act like a drain. They are located right next to the foundation. When they are improperly installed, the rain water is directed right toward them, thus finding its way right into your room.
  • Problems with the drain tile and / or sump pit: Years ago when basements were not really used as living space, no subsurface drainage was used. In other cases, clogged drainage pipes, tree root obstructions in the drainage pipe, or the connections to the sump pump have been damaged, or a failed sump pump.
  • Cracks in the structure: Poured concrete and concrete block foundations can develop cracks over time. If the floor joists are not connected properly to the foundation, these cracks can allow water to seep in.
  • Improper drainage with under slab duct work: If heating ducts are installed under the slab, the drainage level may be left higher than the ducts, causing the ducts to act like drainage pipes. Water can collect inside the ductwork, causing possible mold contamination.
