Preventing Mold Growth

  • Have your maintenance crew fix plumbing leaks: Any additional moisture introduced into the building can create an environment for mold growth. Leaky pipes are the first culprit for mold to form and the easiest to fix.
  • Be aware of condensation: Condensation may seem harmless, but in fact it is not. Although condensation may look small, it introduces moisture into the environment of the building. Mold only needs 24-48 hours to begin the colonization process and spread. You can prevent the moisture in the air by the addition of dehumidifiers or increase of circulation throughout the space.  You can do this through an increase in fans or ventilation in the HVAC system.
  • Keep HVAC systems running smoothly: Be sure to have your maintenance crew check any drip pans and ensure they are being emptied correctly.  If not, you could have an accumulation of moisture in the environment, thus creating conditions for mold growth. Also, have your maintenance team check for obstructions in the flow of the HVAC systems, to ensure condensation is not accumulating in areas it is not intended.
  • Vent moisture outside: If you have equipment located in your commercial building such as dryers, boilers or heat generating equipment, make sure that any steam or condensation is vented outside. This way, moisture will not become trapped in the walls, but will be vented outside instead.
  • Low humidity is key: Make sure the humidity levels are below 60% within the building. The most ideal ranges would be 30-50% relative humidity if possible. The lower the humidity, the less moisture that is coming into the building naturally. With the introduction of dehumidification, this can help keep the moisture levels down.
  • Keep foundations dry: One area that is commonly missed is the foundation of the structure. If this area is kept wet due to ineffective drainage, mold can start colonizing and grow right at the base of the building. In order to prevent this from occurring, build a slope to provide drainage to drain away from the foundation.
